The Expansion Overview
Hyundai Motor India announced a ₹7,000 crore investment for EV manufacturing capacity at its Sriperumbudur facility — the plant that already produces 7.5 lakh vehicles annually. The EV line is expected to add 15,000 direct and 40,000 indirect jobs by 2027.
Foxconn India (assembling iPhones for Apple) began construction of its second facility at its Sriperumbudur campus in Q1 2025. Phase 2 capacity: additional 50,000 jobs (including supply chain). Combined with Phase 1, Foxconn expects to employ 1.5 lakh people at full capacity.
The Employment Math for Property
Currently, approximately 3.5 lakh people work in the Sriperumbudur-Oragadam belt. The Hyundai EV and Foxconn Phase 2 expansions will add approximately 65,000 direct jobs over 2025–2027.
Every 10,000 new direct manufacturing jobs in a single location generates approximately 5,000–7,000 new households seeking housing within 15–20 km. 65,000 new jobs = 33,000–45,000 new households = strong demand for both rental units and residential plots in the 10–20 km ring.
Where the Housing Demand Goes
The Sriperumbudur-Oragadam cluster is largely industrial land. Workers live in: Sriperumbudur town, Walajabad, Kanchipuram, outer Guduvancheri, and Madurantakam — all within 15–25 km.
Plots and rental housing in these zones are directly in the path of the incoming demand. Kanchipuram town plots are currently at ₹1,200–2,000/sq ft; outer ring (Walajabad, Madurantakam) at ₹800–1,300/sq ft.
Our Assessment
The Foxconn and Hyundai EV expansion catalysts are as credible as it gets — announced investments backed by existing plant presence and government contracts. This isn't speculative. Buyers acquiring in the 15–25 km ring of Sriperumbudur before the employment ramp (2025–2027) are positioned well.
