Major Tamil Nadu Housing Schemes Available in 2025

TNAHB (Tamil Nadu Housing Board) Plots

The Tamil Nadu Housing Board periodically releases residential plot allotments across various districts. Eligibility: Tamil Nadu resident, annual income below ₹5–8 lakhs depending on scheme, no prior government housing allotment, must be 18+.

How to apply: Watch for TNAHB advertisement in Daily Thanthi / The Hindu / tnahb.gov.in. Applications typically accepted online and offline.

Amma Housing Scheme (Subsidised House Construction)

For plot owners in rural and semi-urban areas who need construction support. Benefit: ₹2.5–5 lakh for house construction. Eligibility: BPL or EWS households, must own land, Tamil Nadu resident. Apply: District Collectorate / Housing Department office.

TUDA (Town and Urban Development Authority) Plots

Various TUDA units (Thiruvallur, Kanchipuram, Chengalpattu) periodically release plot allotments in their jurisdiction. Typically priced below market rate. Demand is always high; allotment usually by draw.

SC/ST Housing Schemes

Tamil Nadu Social Welfare Board and Tamil Nadu Adi Dravidar Housing and Development Corporation offer free house sites to SC/ST beneficiaries. Eligibility and availability: district-level application, income limits apply.

Important Notes for Government Scheme Applicants

1. All government housing schemes carry a lock-in period: typically 5–10 years (can't sell without government approval). Factor this when considering government vs private plot purchase.

2. Location of government scheme plots is fixed — you get what's available, not necessarily where you prefer.

3. Supplement with private market: if government scheme plot location is inconvenient for employment, consider buying a private DTCP plot in your preferred corridor and use the scheme benefits for construction if eligible.
