Understanding how your plot loan EMI is calculated — and how tenure, rate, and down payment interact — helps you structure the most affordable possible financing.

The EMI Formula

EMI = P × r × (1+r)^n / ((1+r)^n - 1)

Where: P = Principal (loan amount), r = Monthly interest rate (annual rate ÷ 12 ÷ 100), n = Tenure in months.

You don't need to calculate this manually — banks provide EMI calculators. But understanding what changes the EMI helps you optimise.

How EMI Changes with Different Variables

**Effect of loan amount (at 9.25% for 15 years):**

  • ₹10 lakh loan → EMI ₹10,270
  • ₹15 lakh loan → EMI ₹15,400
  • ₹20 lakh loan → EMI ₹20,540
  • ₹30 lakh loan → EMI ₹30,810
  • **Effect of tenure (₹15 lakh loan at 9.25%):**

  • 10 years → EMI ₹18,750 | Total interest paid: ₹7.5 lakhs
  • 15 years → EMI ₹15,400 | Total interest paid: ₹12.7 lakhs
  • 20 years → EMI ₹13,650 | Total interest paid: ₹17.8 lakhs
  • Longer tenure = lower EMI but significantly higher total interest.

    **Effect of interest rate (₹15 lakh loan for 15 years):**

  • 8.5% → EMI ₹14,760
  • 9.0% → EMI ₹15,220
  • 9.5% → EMI ₹15,720
  • 10.0% → EMI ₹16,130
  • A 0.5% rate difference on a ₹15 lakh, 15-year loan is ₹54,000 in total extra cost.

    Structuring Your Loan for Minimum Burden

    **Rule 1:** EMI should not exceed 35–40% of your monthly take-home income. For ₹15,400 EMI, you need ₹38,000–44,000 take-home monthly income (or combined family income).

    **Rule 2:** Maximise your down payment. Every rupee of down payment saves you approximately ₹2 in total interest over a 15-year loan. If you can increase down payment from 25% to 35%, do it.

    **Rule 3:** Don't extend tenure just to lower EMI unless necessary. The interest cost of extending from 10 to 15 years (for the example above) is ₹5.2 lakhs extra. Is the ₹3,350/month EMI saving worth ₹5.2 lakhs? Usually not.

    Prepayment: Your Best Financial Move

    If your income increases or you receive a bonus, prepay the principal. Banks (as per RBI mandate) cannot charge prepayment penalties on floating-rate loans.

    Prepaying ₹1 lakh on a ₹15 lakh, 9.25%, 15-year loan in year 3 saves approximately ₹1.8 lakhs in total interest and cuts the loan tenure by 18 months.
