The Highway Upgrade
NH-48 (formerly NH-4), the Chennai-Bangalore National Highway, is undergoing four-to-eight-laning under NHAI's Bharatmala Phase 1. The section from Chennai to Krishnagiri (Tamil Nadu border) passes through Tambaram, Sriperumbudur, and Kanchipuram — the heart of Tamil Nadu's automotive manufacturing belt.
The widened expressway improves: freight movement (Hyundai, Foxconn vehicle transportation), passenger connectivity (Bangalore IT companies with Chennai facilities), and reduces Chennai-Bangalore travel time from 6 hours to under 4.
Property Impact: The Mechanism
Highway upgrades create property value uplift through two mechanisms:
**1. Commute time reduction:** Every minute of commute time saved is worth approximately 0.1–0.3% in property premium per research on Indian urban land values. A 30-minute commute reduction (Chennai to Sriperumbudur) can add 3–9% to land values in the connectivity corridor.
**2. Industrial catchment expansion:** Better highway connectivity makes locations further from Chennai viable for industrial land and worker housing. New industrial units look at Kanchipuram and outer Sriperumbudur that previously were considered "too far."
Where Values Are Moving
**Sriperumbudur:** Highway runs through the factory belt. Improved logistics efficiency for Hyundai and Foxconn operations. Worker housing demand in the 5–15 km ring benefits from employer stability.
**Kanchipuram:** 50 km from Chennai, previously at the edge of commuter range. Post-expressway: 45-minute express access to Chennai. New buyer demographic emerging — Chennai professionals willing to commute on high-speed expressway for more affordable land.
**Walajabad and Madurantakam:** Currently in the 60–70 km range from Chennai. Post-expressway: approximately 55 minutes. This makes them viable for mid-range investor consideration for the first time.
