Chennai Airport's Terminal 4 will double the airport's capacity. Here's what that means for property values in the 5–20 km radius and which zones benefit most.

The T4 Expansion at a Glance

Chennai International Airport's Terminal 4 expansion is India's largest airport capacity addition project currently under construction. When complete (expected 2026–27), T4 will add capacity for 28 million additional passengers annually, taking total capacity from 22 million to 50 million.

Beyond T4: a second runway feasibility study is ongoing, which would further increase capacity. Airside expansion also includes new cargo handling facilities and maintenance bays.

Who Gets Employed at a 50-Million Capacity Airport?

Airlines (8,000+ staff), ground handling companies (12,000+), retail and F&B concessions (5,000+), security and immigration (3,000+), cargo and logistics (8,000+), airport maintenance (4,000+). Multiply by indirect supply chain jobs: 80,000–100,000 total airport-economy employment within 5 km of Pallavaram.

The Property Impact Zones

**Zone 1 (0–5 km from airport — Pallavaram, Chromepet):** Noise from aircraft limits residential desirability but creates strong demand for logistics, hospitality, and commercial property. Land here serves commercial/mixed-use more than pure residential.

**Zone 2 (5–12 km — Tambaram, Medavakkam, Perungalathur):** Sweet spot. Airport employment access without noise impact. Residential demand from airline staff, airport logistics workers, cargo companies. Medavakkam particularly benefits: 8 km from airport + metro station on Phase 2.

**Zone 3 (12–25 km — Vandalur, Guduvancheri, Pallikaranai):** Secondary benefit zone. Improved GST Road connectivity to the airport from Guduvancheri area makes airport-adjacent employment accessible.

The Commercial Property Premium vs Residential Premium

Airport proximity creates a larger commercial premium (logistics centres, hotels, cargo) than residential premium. For residential investors: Medavakkam and Tambaram are the actionable areas where airport employment demand translates to residential property demand.
