Why Water Research Matters Before Plot Purchase
Many buyers research road connectivity and DTCP approval thoroughly — and ignore water supply. Then they build a house and discover that CMWSSB hasn't extended the water main to their street, and the borewell water is hard/saline.
Water availability determines whether a completed house can be occupied comfortably. Research before you buy.
CMWSSB Water Connection (Chennai City Limits and Extended CMA)
Within Chennai city limits and the extended Chennai Metropolitan Area where CMWSSB has laid distribution mains: you can apply for a water connection after your building plan approval. Connection fee: ₹5,000–15,000 depending on pipe size.
**How to check availability:** Ask at the local CMWSSB divisional office (each area has one). Alternatively, check with neighbours on the same street — if they have a water connection, you can get one too.
**Timeline:** CMWSSB connection application to supply: 4–8 weeks after building completion.
Panchayat Areas Beyond CMWSSB Coverage
Many DTCP-approved layouts in the outer ring (Ponneri, Arakkonam, outer Kanchipuram) are in panchayat areas. Here, water supply is managed by the local panchayat or by the TWAD Board (Tamil Nadu Water and Drainage Board).
TWAD supplies in many outer-ring panchayat areas are on a schedule (not 24-hour supply). This is adequate for residential use with an overhead tank.
Borewell: When to Consider and What It Costs
If CMWSSB/TWAD coverage is absent or unreliable: a borewell on your own plot is the alternative.
Borewell drilling cost: ₹500–700 per foot. Depth in Chennai peripheral areas: typically 250–500 feet depending on geological conditions. Total borewell cost: ₹1.25–3.5 lakhs including casing and pump.
**Before drilling:** Check with neighbours about depth, yield, and water quality. Areas near Ponneri and Arakkonam have reasonable borewell water. Some parts of the ECR belt have saline groundwater — unsuitable for domestic use without treatment.
Water Budget in Your Overall Plot Plan
For outer-ring plots where CMWSSB connection isn't yet available: budget ₹1.5–2 lakhs for borewell + sump + overhead tank. Include this in your total project cost before comparing with inner-ring plots that have CMWSSB access.
