In 2020, sub-₹20 lakh DTCP-approved plots were available in Kelambakkam, Guduvancheri, Vandalur, and Chengalpattu. By 2025, those corridors have moved to ₹1,500–2,500/sq ft — a 600 sq ft plot there now costs ₹9–15 lakhs, and anything above 800 sq ft crosses ₹20 lakhs.
Where They Still Exist (2025)
**North Chennai — Ponneri–Thiruvallur belt:** ₹700–1,100/sq ft DTCP and RERA-approved. A 600 sq ft plot starts at ₹4.5 lakhs. A 1,200 sq ft plot is under ₹15 lakhs. This is the widest range of sub-₹20L options in the Chennai metro region.
**Western Arakkonam belt:** ₹600–1,000/sq ft. 600–1,500 sq ft plots broadly sub-₹12 lakhs. Railway connectivity and Oragadam spillover demand. Longer hold (5–7 years).
**Outer Kanchipuram–Madurantakam:** ₹700–1,200/sq ft. Oragadam and Sriperumbudur overflow zone. DTCP layouts available in the ₹8–18 lakh range for 800–1,500 sq ft.
What You Should Verify at This Price Point
Lower-priced plots require the same documentation diligence as expensive ones — actually, more, because the market has more unsophisticated sellers. Verify: DTCP approval (district office), patta in seller's name, clean EC for 15 years, FMB dimensions match.
Don't substitute price for verification. A ₹6 lakh fraud is still ₹6 lakhs lost.

₹10 lakh plot, 25% down (₹2.5L), loan ₹7.5L at 9.25% for 15 years: EMI ₹7,700/month. For a household with ₹35,000+ monthly income, this is comfortably within the 25% EMI-to-income ratio that banks prefer.
Entry into the Chennai property market for ₹7,700/month EMI — that's the reality in the outer corridors today.
