Red Flags That Protect You
These are not theoretical warnings. Each of the following red flags has been associated with a documented case of buyer fraud or delivery failure in Tamil Nadu's property market. Seeing even one of these should cause you to stop and investigate before proceeding.
The 10 Red Flags
**1. "Special price, today only" pressure.** Legitimate real estate investments don't disappear in 24 hours. Artificial urgency is a manipulation technique to prevent you from doing due diligence.
**2. Blocking document verification.** "The DTCP approval is in process, but the price will increase soon" — any developer who can't show you a current, verifiable approval is selling unapproved land. This is the single biggest red flag.
**3. Verbal promises not in the sale agreement.** "The metro is coming here," "we'll provide water connection," "this will triple in 2 years" — if it's not in the sale agreement, it doesn't legally exist.
**4. No clear patta in developer's name.** If the developer doesn't have a registered patta showing the land in their name (or their firm's name), they may be selling land they don't own, or under a JDA where the landowner's consent is uncertain.
**5. Insisting on cash payment.** Any demand for cash payment (vs bank transfer) is a fraud signal and a FEMA/income tax violation. Walk away.
**6. Recent multiple ownership transfers.** An EC showing 3+ ownership changes in 5 years suggests the title has been layered — possibly to obscure fraud or create distance from original misrepresentation.
**7. Prices dramatically below market.** If the offer price is 30–40% below what comparable DTCP-approved plots are selling for nearby, there's a reason — the land likely lacks approvals or has a title problem.
**8. No written sale agreement before advance payment.** Any advance payment before a signed sale agreement is an unprotected payment. Always sign the agreement first, then pay.
**9. "The bank will handle verification."** Banks verify only what's needed for their security interest — not everything a buyer needs. Bank sanction does not mean title is clean.
**10. Previous buyers you can't contact.** "We've sold all previous phase plots but can't give you any buyer contacts" — if the developer can't connect you with satisfied previous buyers, there may be no satisfied previous buyers.
